Sunrise JVRE Partners, LLC (Sunrise) is a Dallas-based private investment company focused on providing middle market equity solutions to proven commercial real estate developers and operating sponsors. We have an established partnership with a multibillion-dollar wealth management company with the goal of sourcing commercial real estate investments that align with their investment philosophy and their client’s investing objectives. Sunrise provides its advisory investors and other select qualified investors with the opportunity to directly participate in compelling and diversified commercial real estate projects.
Sunrise was founded in 2025 by Bret Bunnett and Ross Helbing. We have a combined 80 years of commercial real estate experience underwriting, investing, appraising, operating and leasing commercial real estate properties.
Our efforts have focused on Texas, the southwest and southeast markets; however, we have an established track record in most primary and secondary markets nationally. Sunrise’s diverse experience base and investment history includes office, medical office, retail, industrial, data center and self-storage assets, among others.

Sunrise principals have direct investment experience in over 100 real estate projects in all asset classes. Total asset capitalization for the real estate invested in exceeds $750 million. This “skin in the game“ history, supported by our professional experience, practical knowledge and long-standing relationships with the real estate community uniquely qualifies our team to select operating sponsors and developers, and underwrite commercial real estate projects.
Our organizational structure and joint venture partnership ensures a streamlined decision-making process for each investment. Sunrise’s “non-fund “ structure also ensures a patient and disciplined approach when pursuing prospective commercial real estate investments. Sunrise principals align interests by investing in each commercial real estate project they secure for their investment partners.
Sunrise is currently pursuing high quality commercial real estate investment opportunities to generate favorable risk adjusted returns over a 3 to 5 year investment cycle.
